The Challenge
Following a comprehensive roof inspection, it became evident that the existing asbestos roof had severely deteriorated, allowing water to enter the building. This posed a significant risk to stock and operational efficiency. Given the urgency of the situation, a robust and cost-effective solution was required.

To address the issue while ensuring cost efficiency, VBS Ltd proposed a full over-clad system with insulation. This solution not only made the roof watertight but also brought it in line with warm roof regulations. Key aspects of the project included:
- Roof Upgrade: Installation of an over-clad system with insulation to enhance thermal efficiency and prevent water ingress.
- Gutter Replacement: All existing gutters were replaced with Trimline gutters for improved water management.
- Rooflight Enhancement: New Glass Reinforced Plastic (GRP) rooflights were installed to maximise natural daylight, reducing energy consumption.
- Wall Cladding: Three wall elevations were fitted with Kingspan KS1000 AWP QuadCore panels, providing superior insulation and durability.
Full health & safety measures, including:-
- Safety netting supplied and installed to current regulations
- Full perimeter scaffolding
- On-site plant and machinery management
These precautions were taken to ensure the safety of both workforce and the general public throughout the project.
